Why do I need to get a professional home inspection?A home purchase is a big investment. An inspection from Total Home Inspection helps provide the information you need to feel confident about your purchase. After receiving a thorough report you’ll be able to make a smart, informed decision.

How long does a home inspection take?Usually about 1-3 hours depending on the size, age and condition of the home, and any additional services provided like radon testing and termite inspection.

What’s included in the home inspection report?THI’s inspection report will include a summary at the top of the report with any details of the inspection that require attention. The report will have multiple pictures with details describing the condition of any specific item(s) inspected. The goal is provide you with a handbook of your new home that you can refer back to throughout the time that you own the home. Clients can email and print the report as they see fit upon receipt.

Do I need to be at home during the inspection?Yes, we actually suggest you attend. The goal of a home inspection is not just to inspect the property, but also to educate the homeowner or potential buyer about the property’s condition.

What are Steve's qualifications and credentials?Steve Green is trained and certified to meet the highest industry standards. He is South Dakota and Nebraska state certified, licensed, and insured. He is also a member of International Association of Certified Home Inspectors and certified with the National Radon Safety Board (NRSB) as well as National Radon Proficiency Program (NRPP).

What is Steve’s availability?Clients and realtors can set up an inspection any time Monday - Saturday between 8 am-5 pm. Reports will be provided the same day.

What will my client receive as part of the inspection?Clients will receive a comprehensive narrative style report instead of a checklist. The goal is to provide clients with a “handbook” of their prospective home that details all accessible areas of the house. Clients should expect to receive their report on the same business day as the inspection, but sometimes can be up to 24 hours after the inspection.

Does my client need to be present?Since the goal of a home inspection is not just to inspect the property but also to educate the homeowner or potential buyer about the property’s condition, we recommend both you and your client be present during the inspection if it’s possible. Steve is also available to meet onsite afterwards if the client can’t meet during the actual inspection.

If I refer a Total Home Inspection to a customer, am I liable?"No. Total Home Inspection carries extensive errors-and-omissions insurance and general liability insurance.
